Conifer Corners

26209 Pleasant Park Road - 22.82 acres off of Pleasant Park Road ½ mile east of Hwy 285. Request to rezone 22.82 acre parcel to allow two apartment structures each containing 25 units plus 40 townhouse units. Community Meeting was held 8/16/04. Application was submitted 1/18/05. Planning Commission recommended denial on January 25, 2006. BCC granted Indefinite Continuance. They have until 11/8/06 to request hearings OR they can withdraw and resubmit at any time OR they will be denied and can’t resubmit for 1 year.

STATUS: This development is back. New zoning signs were posted on Tuesday, April 3rd.

The Planning Commission recommended denial of this development on January 25, 2007. The Board of County Commissioners remanded this case back to the Planning Commission at the BOCC hearing on January 2, 2007. The issues identified by the Board of Commissioners are density, access, and water.

On April 25, 2007, the Planning Commission heard initial comments from the developer and the county Planning and Zoning Department staff. The new data presented by the developer was one well test log and two letters provided by the developer. The public gave comment on the development. Since the letters were not made available to the public prior the hearing, the commission extended public comment through letters to be received by close of business Monday, April 30, 2007. The Planning Commission resumed on Wednesday, May 2nd for discussion of written comments on the two letters and rebuttal by the developer. The previous denial by the planning commission remains in place so the commission simply clarified their input regarding water, density, and access. The Planning Commission comments are available for public review.

The Board of County Commissioners hearing is now scheduled for Tuesday, April 15th at 9 am. Discussion will again focus on access, water, and density.


Wildland Paintball Special Permit

The Wildland Paintball case will be heard before the Board of County Commissioners (BCC) on Tuesday, March 6, 2007 at 9 AM. (at the county building in Golden). The Planning Commission recommended denial (4:3) of the case however the BCC could still rule in favor. The owners of the 60 acre property just east of the Conifer Corners property along Pleasant Park are requesting a Special Use permit to set up 6 Paintball Play fields within 13 acres just north of Pleasant Park Rd. The plan includes a 48 car parking lot for up to 60 participants. The Paintball will operate 7 days a week from 8AM to 6 PM.

The Pleasant Park Neighborhood Association voted unanimously March 14, 2006 to oppose the Paintball proposal. The reasons for opposition were: (a) not compatible with land use of the surrounding area, (b) Fire hazards, (c) Visual and aesthetic impact, (e) Noise and (i) inconsistent with the community character.

STATUS: As of March 5, 2007 the land owners have withdrawn their application for a Special Use Permit
